Why Houston Attracts Investors
Houston is a large, diverse, and growing metro area with a wide range of property types and price points. That variety lets investors start with a single family rental or a small multifamily and grow from there.
Start With the Numbers
Before you fall in love with a property, run a simple analysis:
- Estimated monthly rent, based on comparable rentals.
- Property taxes, insurance, and HOA dues.
- Maintenance and repairs, including a reserve for big items like roofs and air conditioning.
- Vacancy and property management costs.
- Financing costs.
Subtract expenses from rent to estimate cash flow, and divide your annual net operating income by the purchase price to estimate the capitalization rate.
Location and Tenant Demand
Look at job centers, commute routes, schools, and the mix of owners and renters in the neighborhood. Check flood zones and insurance costs, because they can change the numbers.
Know the Rules
Texas landlord and tenant rules, including those for security deposits and repairs, are in the Texas Property Code. Use a proper lease, screen tenants consistently, and follow fair housing laws.
Plan for Management
Decide whether you will manage the property yourself or hire a property manager. Your time has value, and a good manager can be worth the fee.
