Start With Your Real Budget
Before you tour a single house, figure out what you can comfortably afford each month. In Texas, that means more than the mortgage payment. Add property taxes, homeowners insurance, possible flood insurance, and any HOA dues. A lender can pre-approve you for a maximum, but the number you are comfortable with is often lower.
Get Pre-Approved
A pre-approval letter from a lender tells sellers you are serious and tells you what price range to search. Talk to more than one lender and compare rates, fees, and loan types. First time buyers may qualify for programs with lower down payments, and the Texas State Affordable Housing Corporation and local programs offer assistance in some cases.
Choose Your Neighborhood
Houston is huge, and the right neighborhood depends on your commute, schools, lifestyle, and budget. Drive the area at different times of day, and check the flood zone for any home you are considering.
Make an Offer and Use Your Option Period
In Texas, offers are written on a standard Texas Real Estate Commission (TREC) contract. After the seller accepts, your option period begins, which gives you time to inspect the home and negotiate repairs. Your agent will help you decide how long an option period to ask for.
Inspection, Appraisal, and Title
Hire a licensed inspector. Your lender will order an appraisal, and a title company will research the property's ownership history and issue title insurance. Each step protects you from surprises.
Closing Day
Before closing, you will do a final walk through, sign loan and title documents, and bring your closing funds. Then you get the keys.
